You bring the program. We are the space.
You've taught in hotel conference rooms with bad acoustics, in living rooms with the furniture pushed aside, in YMCAs with the basketball game leaking through the wall. The space matters more than the marketing for it admits.
The Flex Barn is 1,600 sqft with 16-foot ceilings and a rubber-mat floor. The sliding door opens to fresh Chesapeake air. There are no mirrors (your practitioners face inward where they should). At sunrise it's quiet enough to hear the herons. At dusk the pergola lights come on for evening circles.
Six bedrooms for your participants. A 1.2-acre lot with a tree buffer. A working watermen community that enforces quiet hours. A freestanding soaking tub in the main-level master for when you need to recover between sessions.
"As the owner, I've seen the Flex Barn transform for yoga teachers and sound healers. There's a quiet here you can't manufacture, and the space holds that energy beautifully. I hope you find the room to do the work you came here to do."
— Soul Coulibaly, Owner
The retreat you're planning
The Flex Barn — your studio for the week
Fits a 20-mat yoga class with room to walk between rows. The ceiling height changes the energy — practitioners breathe deeper in tall rooms. Not a coincidence why old yoga shalas have high ceilings.
Knees, wrists, low backs all thank you. Sweat doesn't damage it. Easy to clean between sessions. Works for floor-based practice, partner work, somatic movement, sound work where participants lie on the floor.
Open it for breathwork sessions, ocean-air pranayama, sunrise practice. Close it for sound bath work, quieter sits, weather backup. The Chesapeake breeze does a lot of work for you.
Not a dedicated yoga studio. No mirrors, no bolster shelves, no props closet, no built-in sound system, no wood floor, no instructor. It's a flexible barn that's well-set-up for retreat use. BYO program + equipment.
The two unspoken fears
Fear #1
Most retreat venues have no real answer. The Flex Barn IS the answer — 1,600 sqft of practice space with 16-foot ceilings, rubber floor, your whole program runs indoors without compromise. Three days of rain doesn't cost you the retreat. Your participants don't ask for refunds. You teach the program you planned.
Fear #2
Hoopers Island is a working watermen community — they're out on the water by 5 AM and asleep by 9 PM. The local ordinance enforces 10 PM–8 AM quiet hours. No party rentals nearby. No road noise. 1.2 acres of tree-buffered privacy. The kind of silence where you can hear a great blue heron land at the marsh edge during your opening circle.
The retreat-leader's amenities
Most retreats put the lead facilitator in the main-level master suite. It's the quietest room in the house, sits on the front-deck side with Chesapeake Bay views, and has the freestanding soaking tub you'll actually use between sessions.
A retreat day here
You build the program. Here's the canvas it moves through — the spaces your participants will remember as much as the practice itself.
Early morning
The Chesapeake before anyone else is up. Mourning doves on the deck rail. Coffee. The quiet you wrote into the brochure but weren't sure you could deliver. The early-rising participants find their way here on day two without being told.
7 AM
Sliding door open to the Bay breeze. Rubber-mat floor under bare feet. Twenty mats spaced wide with room to walk between. The ceiling height changes the breath — practitioners notice within fifteen minutes.
Mid-morning
The full kitchen with the granite island handles team cooking — assign 3 participants per meal, rotate, or hire a local chef for the full weekend. Breakfast room seats the early shift; formal dining holds the rest. Food becomes part of the practice.
Afternoon
The rear deck overlooks the marsh — purple martins doing acrobatic flips catching bugs, ospreys overhead, sometimes a deer at the feeder if your group is quiet enough. There are 2 crab traps in the front ditch participants can walk out and drop in — surprisingly meditative work.
Late afternoon
Sliding door closed for sound work. 16-ft ceilings let bowls resonate the way they're meant to. Or restorative with bolsters BYO — the rubber floor was made for this exact use.
Sunset
String lights on. The Chesapeake going gold. Cargo ships drifting past on the horizon. The pergola seats 20 — close enough that voices don't have to rise, intimate enough that the work goes deep.
After dark
The fire pit becomes the final container of the day. Tea. The thing nobody said in circle. The fire stays lit until 10 (quiet hours). Then participants drift off to the six bedrooms, and the deeper work gets the night to settle.

"We had such a fantastic stay! The house truly lived up to the listing—tons of space for our group of 20, and the layout made it easy for everyone to relax and enjoy. The host was amazing: super responsive, thoughtful, and proactive with details and local tips. The property itself is beautiful and private, with a great backyard and a huge flex barn. The kitchen had everything we needed, and all the linens were spotless. We'd absolutely come back for another stay!"

This was a must for us as we were traveling with elderly parents with limited mobility. The setting is scenic but the location is more remote than some — so good for those looking for a quiet and relaxing time. We enjoyed nearby restaurant called "Old Salty's." We appreciated how responsive the host was to our suggestions and questions. We appreciated small details, like laundry baskets in the rooms as well as Tupperware in the kitchen, puzzles and card games in the sitting area. I believe the host is continuing to add more amenities as guests send more suggestions!"

We went for a family weekend (mix of 18 kids and adults) and it was very spacious and comfortable for everyone. The pergola in the back was an especially big hit! We highly recommend and would stay again."

It was quiet and private enough that we had a great sense of privacy and comfort while still being not too far from stores, restaurants, and other things to do if you want to get outside. The views on the drive in and over the water were incredible"
