The Bayside Escape is a private home for residential stays. The property is exclusively for private residential use by confirmed guests only. Overnight capacity is strictly capped at 24. We do not permit large parties, commercial events, outside attendees beyond the booked group (or approved event attendee count), DJ services, live bands, or amplified outdoor sound systems. Quiet hours are strictly enforced 10 PM to 8 AM.

Small intimate weddings and milestone celebrations are welcome with advance approval. Up to 50 people on the property in total during scheduled event hours, including the up to 24 overnight guests.

ALLOWED:

• Up to 50 people on the property in total during approved event hours, overnight guests included (must depart by 10 PM nightly quiet hours)
• Up to 24 overnight guests (sleeping capacity; same as booked group)
• Professional photographer/videographer + officiant included in event count
• Indoor ceremonies in Flex Barn or living room
• Outdoor ceremonies under the pergola or in the yard, finishing before 9 PM
• Background music (quiet, respectful levels)
• Setup/breakdown within the booked rental dates

NOT ALLOWED:

• DJ, live band, or amplified sound system outdoors
• Attendees beyond the approved count (the approval names the number; 50 on the property is the ceiling, and it includes the 24 staying over)
• Tents, large rentals, or commercial event setups
• Music after 10 PM under any circumstances

REQUIRED:

• Notice in advance and the owner's written approval — there is no fixed number of days, but the request has to reach the owner early enough to be approved before the event
• $500 refundable cleanup deposit (in addition to standard rental rate)
• Guests are responsible for clearing up after the event
• Strict adherence to quiet hours (10 PM–8 AM)

This website is operated by the owner of The Bayside Escape for the purpose of providing information about the property and facilitating direct bookings. All content — including photos, descriptions, pricing, and itinerary suggestions — is the property of the owner. You may not copy, redistribute, or use any content for commercial purposes without prior written permission.

We may update or change the content on this site at any time without prior notice. While we strive for accuracy, we make no warranties as to the completeness or currency of any information presented.

All bookings made through this website are subject to our Rental Agreement, which is incorporated herein by reference. For a stay 14 or more days away, a 30% deposit is charged when the booking is confirmed and the balance is charged automatically to the same card 3 days before check-in. Closer in than 14 days, the stay is paid in full when it is confirmed.

All payments are non-refundable unless explicitly stated otherwise in the Rental Agreement or at checkout. By completing a booking you confirm you have read and agreed to the full Rental Agreement including its cancellation terms.

We make every effort to ensure the property description, photos, and amenity list accurately represent The Bayside Escape. Minor changes to furnishings or décor do not constitute a material misrepresentation. If you believe there is a significant discrepancy between the listing and the actual property, please contact us before arrival so we can address the issue.

You agree to use this website only for lawful purposes. You may not:

• Submit false, misleading, or fraudulent information in a booking or inquiry
• Attempt to gain unauthorized access to any part of this site or its systems
• Use automated tools, bots, or scrapers to collect data from this site
• Post or transmit any harmful, offensive, or discriminatory content

If you submit a review, message, or any other content through this website, you grant the owner a non-exclusive, royalty-free license to use, reproduce, display, and distribute that content in connection with promoting The Bayside Escape. You represent that your content is accurate, your own original work (or you have rights to submit it), and does not violate any third party's rights.

We reserve the right to remove any content we deem inaccurate, harmful, or in violation of these terms.

This site may contain links to third-party websites (e.g., Evolve, Airbnb, local attraction sites). These links are provided for convenience only. We have no control over third-party sites and make no representations regarding their content, accuracy, or privacy practices. Visiting linked sites is at your own risk.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, THE OWNER OF THE BAYSIDE ESCAPE AND THEIR AGENTS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF THIS WEBSITE OR YOUR STAY AT THE PROPERTY. THIS LIMITATION APPLIES TO ALL CLAIMS WHETHER BASED ON CONTRACT, TORT (INCLUDING NEGLIGENCE), OR ANY OTHER LEGAL THEORY.

This website and all its content are provided on an "as is" basis without warranties of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, or non-infringement. We do not warrant that the site will be error-free or uninterrupted.

Any dispute arising from or relating to these Terms or your booking that cannot be resolved through direct discussion shall be submitted to binding arbitration administered by the American Arbitration Association under its Commercial Arbitration Rules, conducted in the State of Maryland or virtually if consented to by both parties.

ALL PROCEEDINGS TO RESOLVE CLAIMS WILL BE CONDUCTED ON AN INDIVIDUAL BASIS ONLY — NOT AS A CLASS OR REPRESENTATIVE ACTION. BOTH PARTIES WAIVE ANY RIGHT TO A JURY TRIAL.

These Terms are governed by the laws of the State of Maryland, without regard to conflict of laws principles. Any court proceeding shall be brought exclusively in Dorchester County, Maryland.

We may update these Terms from time to time. Material changes will be noted by updating the "Last updated" date above. Continued use of this site after changes are posted constitutes your acceptance of the updated terms.

If any section of these Terms is found to be void or unenforceable, all remaining provisions shall remain in full force and effect.
